The Bluffs of Noblesville condominium development and HOA was established in 1973. It sits on 4 beautifully wooded and rolling acres adjacent to Morse Lake. Entrance to the community can be found just south of the bridge on Little Chicago Road in Northwest Noblesville.

The community consists of 71 homes, 13 are townhouses, 58 are single level homes arranged in two and three story brick buildings.

The Bluffs of Noblesville is set on four acres in a beautiful wooded area on Morse Lake. We have a large community clubhouse with a heated pool available to our homeowners and guests.

HOA dues cover landscaping service, snow removal, trash removal water and sewer as well as pool, roads and exterior building maintenance.

Docks are owned by our residents and all slips are deeded. You must own a home at The Bluffs to own or rent a boat slip. There is secure boat storage on the property as well.
